Peeking Inside the Nearly Finished Units at Rincon Hill’s Jasper

Photos via Patricia Chang Rincon Hill’s Jasper is well on its way to finishing up its 40 stories of glossy, high-end rentals and amenities. The building has topped out, and many of the units have their appliances, cabinetry, and flooring installed. Leasing has also begun on the first 13 floors of the HKS Architects-designed building, formerly known as 45 Lansing, and move-ins on those apartments will begin in October. Jasper comes from Crescent Heights, the developer behind the super-fancyNEMA, and is shaping up to have all the sleekness of its Mid-Market cousin, with interiors designed by Stanley Saitowitz. According to Crescent Heights regional manager Roman Speron, Jasper is inspired by film noir, and its look and feel will be based around a monochromatic color scheme of black, white, and gray.

When we took a look at newly released pricing for Jasper a few weeks ago, we noted the eye-popping price of $4,295 for the most expensive studio. The average studio price is $3,400, which is also pretty high for a no-bedroom, even in San Francisco. It turns out that Jasper’s studios have a bonus that most studios don’t: something Crescent Heights is terming the “room of all trades,” which is basically a bonus room big enough to fit a king-size bed. The rooms aren’t technically bedrooms, though, because they don’t have windows, and so the units are still studios. Spacewise, “if you look at comparison properties, these are 600 square feet in most cases,” Speron points out. “Comparison properties would say those are one-bedrooms.” That $4,295 studio, for instance, has 799 square feet and two of those bonus rooms, making it bigger than lots of one-bedrooms on the rental market, even if the view isn’t exactly special.

The bonus rooms also don’t have doors, which makes them “flex space” to be used in any way the renter wants, Speron adds. Jasper’s website plays this up with a gimmicky list, “45 ways to use the Room of All Trades,” for 45 Lansing (get it?). Suggestions include “The Prolific Painter,” “The Precocious Princess,” and “The Organized Hoarder,” among many, many more. Also: “The Cupper,” which we assume refers to fancy coffee and not to the skin-suctioning treatment?

In addition to the bonus room, renters will get high-end appliances, a full-size washer and dryer, and a whole heap of amenities, from an in-house movie theater to an indoor/outdoor pool. Work on those amenities is happening right now and is expected to be complete by the time the first person moves in. Finishing touches on the upper floors will continue until December, when all of Jasper’s 320 new apartments will be ready for residents to commence their rigorous cupping and organized hoarding routines.
